Properties proximate to known contamination may not have values that are affected, in which case USPAP requires a statement like the following:
“There is (not) sufficient data in the marketplace to indicate reduction or diminution in value, unless otherwise stated herein. The appraiser is not an environmental expert, but has relied on information in the Neighborhood Environmental Report (produced by Environmental Data Resources), attached and included by reference. This appraiser makes extraordinary assumptions within this report that the NER’s information is accurate and therefore deemed to be reliable.“
